Key takeaways

  • Commercial retail in established markazes typically yields 7–10% p.a.; residential rental yields sit materially lower.
  • Residential plots compete on capital appreciation and ticket flexibility, not on income.
  • Liquidity, not yield, is the variable most investors underweight.
  • The correct answer is usually a blend weighted to your horizon, not a single asset class.

Islamabad investors keep asking a binary question — shops or plots — when the two assets are solving different problems. One buys income and requires management. The other buys appreciation and requires patience. Comparing them on a single number is how portfolios end up mismatched to their owners.

Income

Well-located commercial retail in a mature markaz such as I-8 generally underwrites to a 7–10% gross rental yield with a brand or established tenant in place. Residential rental yields in Islamabad sit considerably below that, and raw plots generate nothing at all until built on. If your objective is monthly cash flow, commercial is the structurally correct answer.

Appreciation

Residential land wins on percentage upside when you buy the right pocket ahead of infrastructure delivery. Sectors like I-12, I-15 and I-16 have repeatedly re-rated as CDA completed roads, sewerage and possession. That upside is lumpy and event-driven — it arrives in steps, not monthly.

Liquidity — the underweighted variable

  • Residential 5 and 10 Marla plots have the deepest buyer pool; small tickets sell fastest in any market.
  • Commercial units sell to a narrower, more analytical buyer pool — slower, but far less price-sensitive when the tenant is strong.
  • Ultra-premium residences in F-11 and E-11 have the thinnest pool and the widest bid-ask spread; hold horizon matters most here.

Cost of ownership

Commercial carries management, maintenance, plaza charges and tenant turnover risk. Residential land carries opportunity cost, holding taxes and — in undeveloped pockets — the risk of a delayed development milestone. Compare net, after those items, or the comparison is meaningless.

Income buyers should be in commercial. Growth buyers should be in land. Most serious portfolios in Islamabad end up holding both — the split is a function of horizon, not opinion.
